Cookie Policy

Last updated: November 2026. This policy explains which cookies and similar technologies we use on this website, what they do and how you can control them.

1. Who we are

Your Next Investment Property (“we”, “us”) operates this website and provides short-let and Airbnb management services across the UK and Ireland. We are responsible for the cookies and similar technologies described here. Questions about this policy can be sent to info@yournextinvestmentproperty.com.

2. What cookies and similar technologies are

Cookies are small text files placed on your device when you visit a website. Similar technologies include local and session storage, which your browser keeps for a site instead of using a cookie, and pixel tags used in marketing emails. On this site we use cookies and browser storage; we do not use advertising pixels or fingerprinting.

3. Why we use them

  • To make the site work — keeping forms and signed-in areas functioning correctly.
  • To understand how the site is used — which pages landlords read, where they come from and what makes them get in touch.
  • To measure our marketing — so we know which search, social or email campaigns bring in useful enquiries and can spend budget sensibly.

We do not use cookies to build advertising profiles, to sell your data, or to follow you across other companies’ websites.

4. The cookies and similar technologies we use

Cookies and similar technologies used on this website
ynip_attributionEssential / performanceYour browser's session storage (first party)Until you close your browserRemembers the campaign, link or ad that brought you to this site so we can tell which marketing leads to enquiries. It holds only campaign tags and the page you landed on — never your name, email or telephone number.
_gaAnalyticsCookie set by Google Analytics (third party)13 monthsDistinguishes one visitor from the next, so page views are counted as people rather than as repeats.

_gac_<measurement-id>MarketingCookie set by Google Ads / Google Analytics (third party)90 daysOnly set when you arrive from a paid Google ad. Ties the visit back to the campaign so we can see which ads worked.
Signed-in sessionEssentialYour browser's storage (first party)Until you sign outKeeps you signed in to the owner and admin areas of this site and stops you being logged out mid-task.

Google may set a small number of additional cookies as part of its analytics and ad services. We do not control those, and they are covered by Google’s own privacy terms.

5. Our own visit log

Alongside Google Analytics, we keep a simple record on our own server of the page you viewed, the site that referred you, the campaign tags in the address bar (if any) and an approximate country. This is not tied to your name or contact details and is used only to understand which areas and campaigns attract landlords.

6. Managing cookies

You can control cookies through your browser settings at any time: block them altogether, delete those already stored, or set your browser to warn you before a cookie is placed. Guides for the common browsers are at aboutcookies.org. Blocking cookies does not stop you using our forms or contacting us, though some features may not work as intended.

To stop Google Analytics collecting data about your visits, Google provides a browser add-on: tools.google.com/dlpage/gaoptout. Clearing your browser storage or closing your browser also removes the campaign record we keep on your device.

7. Consent

Essential cookies and browser storage are needed for the site to function and are set automatically. Analytics and marketing cookies are not essential. If you would prefer us not to set them while you browse, use the browser controls in section 6, or email info@yournextinvestmentproperty.com and we will tell you how to switch them off for your visit.

8. Changes to this policy

We may update this policy as our website or the tools we use change. The latest version is always published on this page with an updated date.

9. Further information

Our use of personal data is explained in our Privacy Policy. You also have the right to complain to the Information Commissioner’s Office (ICO) at ico.org.uk or on 0303 123 1113.
